1. Acceptance of Terms

By accessing or using the DK Living website, tenant portal, or any of our services, you agree to be bound by these Terms of Service. If you do not agree, do not use our services.

2. Services

DK Living provides the following services through our website and portal:

  • Online showing booking and self-guided property tours
  • Rental application submission
  • Tenant portal for rent payments, maintenance requests, and communications
  • SMS and email notifications related to your showing, application, or tenancy

3. SMS Terms and Conditions

By providing your phone number and checking the SMS consent box on our booking form, you expressly consent to receive text messages from DK Living. These messages may include:

  • Showing booking confirmations and access instructions
  • Smart lock PIN codes for self-guided tours
  • Follow-up messages regarding your showing or application
  • Rent payment reminders and property notices (for tenants)

Message frequency: Message frequency varies. For showing bookings, expect up to 4 messages per booking. Tenants may receive up to 3 messages per month for rent reminders.

Message and data rates may apply. Contact your carrier for details about your messaging plan.

Opt-out: Reply STOP to any message to unsubscribe from SMS notifications. You will receive a single confirmation of your opt-out. This will not affect other communications (email, portal notifications).

SMS consent is not required as a condition of renting or purchasing any service. Your consent to receive SMS messages and your phone number will not be shared with or sold to third parties for marketing purposes.

Supported carriers include but are not limited to AT&T, Verizon, T-Mobile, Sprint, and other major US carriers. Service may not be available on all carriers.

4. Showing Bookings

When you book a showing through our website:

  • You agree to provide accurate contact information
  • Showing times are subject to availability and may be modified or cancelled
  • Self-guided showings require following posted instructions and property rules
  • You may not copy or share smart lock access codes with unauthorized individuals
  • Property entry is limited to the scheduled showing time window

5. User Accounts

Tenant portal accounts are provided to current tenants for managing their tenancy. You are responsible for maintaining the security of your login credentials. You must notify us immediately if you believe your account has been compromised.

6. Payments

Rent and other payments made through the portal are processed by Stripe. By making a payment, you agree to Stripe's terms of service. Payment confirmations will be sent via email. All payments are subject to your lease agreement terms.

7. Intellectual Property

All content on the DK Living website, including text, images, logos, and software, is the property of DK Living or its licensors and is protected by copyright and trademark laws.

8. Limitation of Liability

DK Living provides its website and services “as is” without warranties of any kind. We are not liable for any damages arising from your use of our services, including but not limited to service interruptions, data loss, or SMS delivery failures.

9. Governing Law

These Terms are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Duval County, Florida.

10. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated effective date. Continued use of our services after changes constitutes acceptance of the new terms.
